What is a 203k HUD Inspection?
When buying a home, some purchasers are approved for FHA 203k loans, which allow them to purchase a home in need of repairs and obtain funding for the upgrades through the same loan. A critical part of this process is a the 203k inspection that determines if the property meets the minimum property standards outlined by the United States Department of Housing and Urban Development (HUD).
203k inspections differ from standard home inspections in that the requirements that they adhere to come from separate sources, and, as a result, are different. Where a standard home inspection are more state-specific, following guidelines laid out by organizations like the Texas Real Estate Commission (TREC), 203k inspections are governed by HUD, with the understanding that the property being inspected needs improvements that are to be paid for within the loan alongside the standard mortgage.
